Aditya Birla Real Estate Ltd. (ABREL), formerly Century Textiles and Industries Limited, is focused on evolving as a pure-play real estate enterprise, having divested its Textile operations and approved sale of its Pulp & Paper undertaking to ITC Ltd for Rs. 3,498 Cr. The real estate segment showed strong growth with sales of ~5.1 million sq. ft. totaling ₹8,087 Cr, doubling from the previous year. The company has a large ongoing residential portfolio (~185 million sq. ft. saleable area) with major projects in MMR, Bengaluru, NCR, and Pune. The leasing commercial assets (Birla Aurora, Birla Centurion) delivered steady rental income and sustainability certifications including IGBC Net Zero Energy. Financially, consolidated revenue from continuing operations was ₹1,203 Cr (up 35% YoY), with EBITDA of ₹68 Cr (down from ₹291 Cr), impacted by Pulp & Paper performance and restructuring costs. Consolidated net loss was ₹157 Cr (previous year ₹60 Cr profit) due to exceptionals and transition. Debt-to-equity ratio increased to 1.29 due to higher borrowing to fund real estate projects. The company maintains robust liquidity and credit ratings (CRISIL AA and A1+). Cash flow from operating activities was negative, reflecting investments in project execution and inventory growth.

ABREL’s environmental, social, and governance focus is anchored in the Aditya Birla Group’s Net Zero by 2050 ambition. Across operations, there was an 18% increase in renewable energy consumption, 8% reduction in Scope 1 & 2 emissions, 15% water consumption reduction, and 95% of waste diverted from disposal. Sustainable sourcing (47% renewable, 12% recycled materials), biodiversity assessments, and climate risk evaluations guide project planning. Social initiatives reached over 66,000 direct beneficiaries, focusing on education, health, women empowerment, and rural livelihood, spending ₹7.48 Cr on CSR during the year.

Governance is robust, with a diverse Board comprising 8 Directors (37.5% women), well-constituted Board Committees overseeing audit, risk, CSR, remuneration, and related policies. The company has adopted a comprehensive Code of Conduct and a whistleblower mechanism to address ethical concerns. Key managerial personnel include Managing Director Mr. R.K. Dalmia and CFO Mr. Snehal Shah. The company granted employee stock options totalling 11.17 lakh options through its ESOS 2023 plan.

Auditors’ reports on standalone and consolidated accounts are unqualified. Key audit matters addressed include recoverability of MAT credits and valuation of real estate inventories and revenue recognition timing. The Company complies with relevant statutory, regulatory and environmental norms, with contingent liabilities disclosed for disputed taxes and dues.
