Ashiana Housing's Q2FY26 saw Profit After Tax (PAT) jump to ₹27.54 Cr, a strong turnaround from a negative ₹7.55 Cr YoY, driven by higher-margin sales and project recovery. H1FY26 PAT reached ₹40.26 Cr. Total revenue for H1FY26 surged to ₹478.90 Cr from ₹188.04 Cr YoY, fueled by increased deliveries. While the value of area booked dipped to ₹303.43 Cr in Q2FY26 from ₹672.54 Cr YoY, construction activity (EAC) grew to 7.25 lakh sq ft. Jaipur, Bhiwadi, and Pune were key booking contributors.

Strategically, Ashiana expanded its senior living portfolio by acquiring 22.71 acres in Chennai, projecting 15 lakh sq ft saleable area and ₹1,200 Cr sales potential. The Ashiana Aaroham project secured ₹100 Cr funding from International Finance Corporation (IFC).

Recent developments include settling a Project Maitri dispute for ₹18.50 Cr and launching Ashiana Aravali (Jaipur), Ashiana Tarang Phase 6 (Bhiwadi), and Swarang Phase 2 (Chennai). Handover commenced for several projects. Pre-Tax Operating Cashflow remains robust at ₹122.62 Cr for Q2FY26.

Outlook is strong, with ₹4,758.27 Cr revenue locked in from ongoing projects over the next 3-4 years, plus ₹1,113.15 Cr from unsold inventory. Future projects and land bank represent significant growth potential.
