Aditya Birla Real Estate (ABREL) delivered a strong operational Q3 FY26. Booking Value surged 276% YoY to ₹2,536.1 Cr, with Collections up 157% to ₹1,289.9 Cr. Area Sold grew an impressive 325% YoY to 1.7 Mn Sq Ft. New launches like Birla Pravaah (Gurugram) saw 100% sell-out, contributing ₹1,854.9 Cr, while Birla Evam (Pune) achieved healthy presales of ₹275.1 Cr. Overall, 80% of launched inventory is now sold.
While Net Sales declined to ₹81.2 Cr and PAT reported a loss of ₹75.3 Cr, this is primarily due to ABREL's accounting method which recognizes revenue only upon project completion. The underlying real estate market is robust, with Tier-1 city prices rising 7-13% YoY.
Strategically, ABREL divested its pulp & paper business for ₹3,498 Cr to focus solely on real estate. New alliances with IFC (₹420 Cr investment) and Mitsubishi Estate (₹560 Cr JV) strengthen project funding. The company boasts a total project portfolio potential over ₹70,315 Cr, with an estimated ₹7,832.7 Cr surplus cash flow from launched projects, underscoring strong future visibility. Net debt stood at ₹3,514 Cr.
